The analysis is based on real sales and market offers and includes complete information on comparable properties (competitors). • Once we agree, a professional photo shoot takes place. 85% of buyers do not even look at real estate listings without photos. The photos clients see form their impression of your property. It is therefore essential to make professional photos that present your property in the best way. • Then a marketing and advertising strategy for your property is chosen – for each object I develop an individual strategy and a comprehensive promotional approach. Properties are advertised on my website, in the “hot offers” sections, in TOP categories, on all major real estate portals (including paid sections), as well as on professional association platforms. This approach creates demand not only among direct buyers but also among partners with suitable clients. Thanks to this method, within the first two weeks we reach 100% of potential buyers for your property. • An advertisement with a professionally written sales-oriented text is created, attracting 2–3 times more clients than a regular listing. • I organize viewings of your property and conduct them in a way that creates a sense of increased demand. Viewings are conducted without the owner’s presence, to save their time, prevent unjustified expectations, and avoid conflicts of interest. • Document preparation – to sell an apartment, many documents need to be put in order and prepared. My lawyer helps to verify all documents, prepare the necessary certificates, and if needed, correct mistakes and deficiencies. • I accompany the entire process – since selling property is a complex and time-consuming process, I provide full support: from signing the preliminary agreement with me, preparing all documents and certificates, to the final deal, key handover, deregistration of former owners or registered persons, etc.
