Service Description

For many clients, the main purpose of selling is to increase living space or to relocate into several apartments. An alternative sale (professional term) is a complex process during which one party not only sells property but simultaneously buys a replacement apartment. The number of parties in the chain is not limited, so sometimes a simultaneous sale to one person and the purchase of an apartment from another is arranged among three, four, or even five participants. Each participant within the chain simultaneously sells and buys another apartment. Only the ends of the chain are the direct seller and the direct buyer. I specialize in alternative transactions and organize the entire process so that my clients, while selling and buying at the same time, are never left without a place to live. It looks approximately like this: • A buyer for the apartment is found and a preliminary contract is signed with them. • A replacement property is selected and verified. • A preliminary contract with deposit is signed for the property being purchased. • Purchase agreements with the seller and buyer are signed at the notary’s office. Legally, both transactions (sale and purchase) are simultaneous, but in practice they may be carried out one after the other.
